Why It Matters

Turn Your Basement

Into an Asset.

In Alberta, a legal secondary suite isn’t just a “basement development” — it’s a separate dwelling unit with its own electrical requirements under the 2024 Canadian Electrical Code (CEC) and the Alberta Building Code. Getting the electrical right isn’t optional if you want to rent it out legally, pass inspection, or have your suite covered under your home insurance.
  • A legal suite earns $1,200–$2,000/month in Calgary's rental market
  • Illegal suites risk fines, insurance voidance, and owner liability
  • Alberta STANDATA requires dedicated circuits and GFCI in all wet areas
  • Secondary suites have stricter smoke and CO detector requirements
  • A permitted suite passes City inspection and may qualify for grants

Signs You May Need Basement Electrical

  • You want to legally rent your basement but it's unpermitted
  • Basement circuits share the main floor panel
  • No GFCI outlets in the bathroom or kitchenette
  • Smoke and CO detectors aren't on a dedicated circuit
  • You need electrical sign-off for a secondary suite permit

What's Included

Complete Suite Electrical Solutions

Dedicated Suite Circuits

We install the dedicated circuits required for the suite’s kitchen (fridge, microwave, dishwasher), bathroom, and heating — all sized and protected to code. This is one of the most common reasons suites fail inspection.

Interconnected Alarms

Alberta’s Building Code requires interconnected smoke and CO detectors throughout the entire home — both the main unit and the suite. If one alarm triggers, they all trigger. We install and test the full system.

AFCI & GFCI Protection

Arc-Fault protection is required in all bedrooms and most living areas. Ground-Fault protection is required in kitchens and bathrooms. We install both to the 2024 CEC standard throughout the suite.

Panel Review & Load Calculation

Adding a full kitchen and suite loads to an existing panel requires a load calculation to ensure your service isn’t pushed past its legal limit. If it is, we’ll walk you through your options before the work starts.
